This 31,200 sf site is located near Oakridge Shopping Mall, proposed total buildable area is 307,283 sq. ft., the Floor Space Ratio (FSR) is 9.85. This project consists of 330 ft tall, 32-storey market condo tower and 150 ft tall 12-storey office tower. The site is currently occupied by a single-storey strip mall with rental income. The new development will include 257 strata condominiums and approximately 106,000 sq ft. of office space. There will also be ground floor retail along Cambie Street and a small plaza at Cambie and West 42nd. The office building façade will consist of broad horizontal bands of alternating glass and copper/bronze-tinted metal. The project will also include a public, 37 space childcare facility and a “youth centre”. There will be 4 levels of underground parking, 303 vehicle stalls, 536 class A bicycle parking spaces.
